Open Properties

Overview

The Properties list is the entry point for every real-estate property the client owns. Each row shows the property name, type, lifecycle status, and city. Clicking a row opens the Property detail page.

The first time this screen is opened on a client with Properties enabled but no account defaults configured, the COA Seeding Wizard auto-displays. Accept or skip — the wizard is re-openable from Property Settings.

Screen Layout

Toolbar (top): “New property” button.

Properties table (centre): Rows show Name (link), Type, Status, City, Actions. Empty state prompts you to add the first property.

UI Elements

New property

Opens the Property create form in a slide-over panel.

Name

Clickable link to the Property detail page.

Type

One of Residential, Commercial, Mixed use, Land. Drives HST defaults on rent invoices — residential leases auto-exempt.

Status

Construction / Operating / Disposed. Governs which lifecycle actions are offered on the detail page.

City

Pulled from the Property’s address. Blank for properties saved without an address.

Actions

Per-row: Edit, Delete. Delete is a soft-delete; related Units, Leases, and Mortgages are preserved.

Property statuses

A property moves through three states, and the detail page’s action buttons change accordingly.

Actions

Create a property

  1. Click New property.
  2. Enter the Name (required) — use a memorable label like the street address.
  3. Choose the Type. For rentals, pick Residential or Commercial; land-only holdings use Land.
  4. Set Status — usually Construction for a new build, Operating for an already-stabilised rental.
  5. Fill in the Address block.
  6. Add Notes if useful for future team members.
  7. Click Create property.

Edit a property

  1. Click the ✏️ icon on the row, or open the detail page and click Edit.
  2. Change any field and click Save changes.

Delete a property

  1. Click the 🗑 icon on the row.
  2. Confirm in the dialog. The property is soft-deleted (marked deleted: true); Units and Leases linked to it remain for audit.
